Is there an HOA?

Yes, there is a small HOA which will cover the maintenance of all exterior buildings, fencing, paint, landscaping, common water & sewer, trash, hazard insurance and the management fee.


Is there mello-roos tax assessment?

No, there is not. While mello-roos is very common throughout the City of Oxnard, Magnolia Court will not have a mello-roos tax assessment.

How many units are being developed?

There will be 10 buildings, each with 4 units - 40 units total. 4 of these will be affordable housing (2 moderate income and 2 low income.) Those units will be a part of phase 2 and phase 3.

Will there be a gate around the community?

Yes, there will be vehicle and pedestrian gates around the property with key fob access, with the exception of the homes that face F Street.

Will there be ample parking?

Yes! Each unit has a 2 car, private garage. There will also be guest parking through the entire community, as well as street parking nearby.

 

Will the homes have SmartHome technology?

Yes, SmartHome technology such as doorbell, thermostat and lighting will be included in the home, as well as many upgrades available.

Why did you choose to keep the facades to be in-line with the historical look & feel of the district?

Keeping in line with the Historical District’s façade was very important to the City of Oxnard, the Historical District Community Board, and Aldersgate as a development team. The Historical District is one of Oxnard’s great treasures and we knew it was right for the community if our project was to respect its history. When traveling through the District, you quickly fall in love with the historical charm, and we want our homebuyers to feel that their home fits in and that they can share in a piece of Oxnard’s history as well.


What's special and different about these 40-units as compared to another development?

At Aldersgate, we pride ourselves in building and providing quality homes and finishes to our customers. For Magnolia Court specifically, we chose to go with quartz countertops, cabinet doors with quality finishes, Luxury Vinyl Plank “wood like” flooring, and a SmartHome technology package - all as standard options. On top of this, we offer our homebuyers an option program which allows them to further personalize their homes, if desired.

What does Oxnard & its culture/history mean to you personally as individuals and as a company?

Aldersgate’s owner, Ernie Mansi, began his development career in Oxnard, CA in 1987, and has since never left Oxnard. The City of Oxnard and its culture are a big part of who we are as a company. All of Aldersgate’s employees have grown up and currently live in Oxnard and/or Ventura County. As a whole, Aldersgate cares deeply about its community. We desire to see Oxnard thrive and have spent much time and resources investing in the City and have worked hard in order to bring quality projects that improve the quality of life for our homebuyers and the community as a whole.
